The Greater Southern Waterfront, Singapore

The Singapore Government revealed an overview of their plan to development the Greater Southern Waterfront (GSW) during the National Day Rally 2019 on 18th August. Stretching from Gardens by the Bay East area to Pasir Panjang, the GSW covers 30km of Singapore’s southern coastline. With 2,000 ha of land, its overall area is six times the size of Marina Bay, and includes the Port of Singapore Authority (PSA) city terminals at Tanjong Pagar, Keppel, Brani and Pasir Panjang. The PSA city terminals at Tanjong Pagar, Keppel, and Brani will be moving out of this area by 2027, freeing up prime land for re-development and allowing for more housing, commercial and entertainment opportunities in the area. URA Draft Masterplan 2019

The Master Plan is a land use plan that guides Singapore’s development needs over the next 10 to 15 years. The Draft Master Plan 2019 was announced on the 27th of March 2019. It focuses on planning for inclusive, sustainable, and green neighbourhoods with spaces for community and amenities for all to enjoy. The proposals also include rejuvenating our familiar places, and creating capacity for the future. More Homes in City Centre to Inject Vibrancy The Central Business District (CBD) Incentive Scheme, which will kick in when the Master Plan is gazetted later in 2019, will apply to the Anson Road, Cecil Street, Shenton Way, Robinson Road and Tanjong Pagar areas. There are currently over 3,000 dwelling units there. Predominantly office buildings, which have been built or significantly refurbished at least 20 years ago, are eligible.
